Land Use and Real Estate Attorney

Orlando's Doctors of the Year 2026

Anita Geraci-Carver is a local government, land use, and real estate attorney with more than 30 years of legal experience, including over two decades focused on real estate development, closings, and land use. Raised in Groveland, Florida, she was instilled early with the values of hard work, precision, and accountability through her family’s citrus business, cattle ranching, and property management ventures. These formative experiences shaped her deep understanding of land ownership and sparked her passion for helping clients protect and maximize their property rights.

She earned her Juris Doctor from the University of Miami School of Law and is among a select group of Florida Bar Board Certified attorneys in City, County, and Local Government Law. Her early career included serving as an Assistant State Attorney in the Fifth Judicial Circuit, where she prosecuted a wide range of cases. She later transitioned into real estate and land use law, building a practice grounded in technical expertise, strategic guidance, and personalized service.

As a solo practitioner, Geraci-Carver provides high-level, client-focused representation in residential and commercial real estate transactions, title matters, and land use approvals. She regularly appears before planning and zoning boards and local government bodies, advocating for landowners and developers. Known for her responsiveness and accessibility, she prioritizes communication and long-term relationships, with many clients returning year after year and referring others.

Outside of her practice, she enjoys an active lifestyle centered around family, travel, and the outdoors. A dedicated community supporter, she is a founding member of the South Lake Woman’s Giving Alliance and has served on numerous boards and committees. In 2026, she was recognized as a Florida Elite Lawyer in Real Estate.
