The average banker in his office has worked for him over five years and his office staff has been able to develop the knowledge base they needed to excel in every aspect related to home loan financing. Bank of England has become a direct Fannie Mae, Freddie Mac and Ginnie Mae direct seller servicer. This allows them the ability to bypass the big banks and their arduous overlays, and instead go directly to the source of underwriting. As many of you know, the big banks will add additional underwriting requirements to the approval process (Overlays) which only further complicate underwriting by requiring extra conditions or actually refusing to give buyers loans, who indeed do actually qualify based on standard seller servicer guidelines.

The 21 day close is accomplished by seasoned and knowledgeable mortgage bankers taking applications and asking the appropriate questions regarding the borrower’s credit, income and asset information. Once they have reviewed the necessary documentation, they will run the application through the appropriate automated underwriting engine and get the loan initially approved. Once we review the automated approval, the buyer is issued the approval letter and thus starts the home shopping process.

Once the buyer finds the right home and we receive the executed contract, the process moves into overdrive. Bank of England has a private panel of appraisers with extensive knowledge of the Central Florida market and its surrounding neighborhoods. This is another major advantage for Bank of England, as we only use local appraisers with knowledge of the local market compared to the bigger banks who use a nationwide appraisal management company. We usually get the appraisal back within 7 calendar days, which allows us to keep the process moving forward as quickly as possible.

In the final phase of the transaction, our world class underwriting and closing departments complete the transaction and fund the loan within minutes of closing, where our competition usually takes hours to complete. Travis entered the mortgage business in 2003 as a loan officer, and he has closed in excess of 1,000 mortgage transactions. He has worked for the big banks, the direct lenders and as an independent mortgage broker, but he calls Bank of England his home. Bank of England has been around for over 100 years, originating in England, Arkansas in 1898. They started as an agricultural bank, lending to farmers and have grown into a mortgage powerhouse, funding over 2 billion a year.

Travis has a huge family with a few dozen cousins in central Florida alone. He tries to spend as much time with them as he can.
