Real Estate Law
Sunny’s practice focus is foreclosure defense and loss mitigation agreements, including, but not limited to, short sales and loan modifications. She successfully negotiates short sales with full waivers of the deficiency balance as well as loan modifications with principal and interest rate reductions. Additionally, Sunny assists homeowners avoid foreclosure by their lenders and their homeowner’s associations by negotiating affordable payment plans and settlements. Sunny works closely with her clients to understand their needs and wants and to advise as to the most effective course of action to take.
What sets Sunny apart from other attorneys is her personal care and attention to her clients and her ability to achieve results. Sunny regularly gets foreclosure sales postponed so that her clients can achieve an alternative resolution such as a short sale or a loan modification or a settlement of the debt. As a former mortgage foreclosure attorney for a major bank, Sunny is aware of the internal policies and procedures that the banks follow, and uses her special knowledge to her clients’ benefit. Sunny also regularly settles deficiency balances when a homeowner has been foreclosed on by their lender.
In addition to writing the “Side Bar” article in the Orange County Bar Association’s monthly magazine, The Briefs, Sunny volunteers with the Legal Aid Society of Orange County by taking on foreclosure and landlord-tenant cases on a pro bono basis. She is also Immediate Past President of the Greater Orlando Asian American Bar Association. In the past, Sunny has been on the Board of Directors for the Orange County Bar Association, Young Lawyers’ Section.
Sunny earned her Bachelor of Arts in History and Classical Civilizations from the University of Toronto, and her Juris Doctor from Michigan State University College of Law. Sunny is admitted to practice in all Florida state courts. She lives in Delaney Park with her husband, daughter, and Labrador Retriever, and is expecting her son in December.
